General
KING DAVID is a RESIDENTIAL CONDOMINIM.
At KING DAVID, a set of rules and regulations are in place to ensure the safety, health, and life of residents to protect property and to eliminate annoying nuisances, which are contrary to the standards of concerned residents.
Parking and entry

  • Valet parking is mandatory by the city of Sunny Isles Beach and no one is allowed to park their own
    vehicles in the building garage without using the valet service.
  • All guests must register with front desk upon arrival by showing their IDs. anyone under the age of eighteen (18) does not need to provide documentation, but it is required by guardian to print first and last name of minor on the registration form.

Common Areas 

  • Residents and their guests shall not appear at or use the recreational facilities, except in appropriate
    attire. No bare feet are allowed, in the gym, on the stairways, parking areas elevators, hallways and
    main lobby.
  •  The elevators, the parking area, all sidewalks, entrance, driveways, passages, stairways, corridors and halls must be kept open and shall not be obstructed in any manner. Grocery carts, and luggage carts, must be returned immediately after use. Any debris should NOT be left on carts after use. (Ask front desk personnel for carts location).
  •  All waste/trash shall be bagged in plastic bags and tied securely before depositing in the trash chute
    (NO UNFLATTEN BOXES) located north side of elevators. Newspapers, bottles (glass), plastic containers, and boxes (flatten) shall be placed in the recycling bins located on the first floor.
  •  Food and beverages (except bottled water) may not be consumed outside of a unit, in common areas: pool, elevators, gym and lobby.
  •  Smoking or Vaping is not permitted in any portion of the indoor common element. This includes, but is not limited to hallways, stairwells, elevators, lobby, recreation rooms, bathrooms, exercise room, storage rooms, and trash room. (Please ask front desk for designated smoking area).
  • Children are not allowed to play in ramp (driveway), fountain, lobby area, elevators, common area halls, and stairways. SUPERVISION MUS BE EXERCISED AT ALL TIMES WHEN CHILDREN ARE ON THE COMMON AREAS.

Pool and SPA

  • Bathers must dry off before entering the building. Cover-ups and footwear are required in the hallways and elevators. A towel does not constitute a cover-up.
  • Pool and pool deck hours are from SUNRISE TO SUNSET, if not sure of times, please see front desk.
  • NO children under thirteen (13) years of age are permitted in the SPA.
  •  Children, who are not bathroom independent, are required to use disposable swim pants and the appropriate swimwear.
  • Suntan lotion must be removed by showering before entering the pool and spa.
  • Children thirteen (13) years of age and under MUST BE supervised by an adult, age twenty-one (21) or older, at all time while using the facility.
  • Smoking, vaping, eating, drinking LIQUOR (Except bottled water) beach chairs, and coolers are PROHIBITED at the pool area.
  • No radios or Bluetooth speakers may be played in the pool area without the use of headphones.
  •  No diving, running, shouting or other rough play will be permitted in the pool or spa area. If violated.
  •  Pool furniture in use, shall be covered with towel at all times. If furniture is moved or rearranged, after use it MUST BE RETURN to its original location. (UNDER NO CIRCUMSTANCE POOL FURNITURE SHALL BE REMOVED FROM POOL AREA).
  • NO PETS (INCLUDING SERVICE OR EMOTIONAL SUPPORT) ARE ALLOWED ON THE POOL AREA OR SPA.

EXERCISE ROOM

  • Hours of operation are from 7:00 AM to 11:00 PM, admission to exercise room will be granted by front desk personal after proper registration
  • CHILDREN UNDER THE AGE OF THIRTEEN (13) YEARS OF AGE ARE PHOBITED, Front desk staff has the
    right to ask for identification (ID) if believed the child does not meet age requirement.
  • Proper attire is required. Use of snicker or similar sports footwear is MANDATORY.
  • No food or drinks (except bottled water) are permitted in the exercise room.

THE INDIVIDUAL UNIT

  • No disturbance or nuisance to other residents are permitted: Radio/Bluetooth speakers, TVs and
    other devices, which may create noise, should be turned down to a minimum volume between the hours of 10:30 PM and 8:00 AM.
  • No more than 8 people residing in 3 bedroom apartment, no more than 6 people residing in a 2
    bedroom apartment.
  • No improper, offensive or unlawful use shall be permitted inside condominium units or property.
  • Residents/Guests are NOT allowed to keep pets in their units. Except for service or emotional support
    pets. $100 for STR guests (refundable) with proper documentation must be provided prior to arrival
    (check-in date).
  • Plants, pots, towels, and other movable objects must not be kept, placed or maintained on ledges of
    balconies. No objects shall be hung open or shaken from balconies or doors. No garbage cans, supplies, bottles, mats or other objects shall be placed in the hallways, main door, or staircase
    landings. No linens, cloths, clothing, curtains, rugs, mops, laundry of any kind or other articles be shaken or hung from any doors or balconies.
  • No Resident/guest shall willfully allow anything to fall from the balcony. Nor should resident/guest
    sweep, wash or throw any dirt, debris on to any balcony, halls, elevators or elsewhere in the building or upon the grounds. No objects shall be hung from balconies.
  • No cooking or storage of cooking devices shall be permitted on any balcony.

I acknowledge and understand that in the event that ME, my family members or guests elect to use shared facilities located at 17555 Atlantic Blvd, North Miami Beach, FL 33160, ME, my family
members or guests will be exposed to a variety of risks associated with said environment as well as the equipment, products and conditions that may be used therein. These risks include but are not
limited to injuries resulting from parking, swimming pool, spa, slippery floors, drowning, exposure, theft, and the negligence or willful act of others.

  1. I fully understand the extent and nature of the risks involved with the use of the aforementioned facilities and I accept them.
  2. In consideration for the right to use said facilities during the term of my lease, the undersigned, ME, my heirs, executors and administrators, release and forever discharge the Association, its successors and assigns of all liabilities, claims, actions, damages, costs or expenses which the undersigned may have or require in the future against the Landlord and arising out of or in any way connected with my choice to use said facilities, and including injuries and physical ailments which may be suffered by the undersigned before, during or after the event.
  3. I further agree that I will indemnify and hold King David of Sunny Isles Condominium Association harmless from any and all liability, damages, actions, suits, proceedings, demands, judgments and costs including reasonable attorney's fees (through all appeals) relating to or dealing
    in any manner with my negligent or intentional acts.
  4. Ultimately, vacationers and its guests acknowledge that they use the property in its entirety (including indoors, space, garden, swimming pool, jacuzzi, decks) at their own risk and agree to hold harmless the owners from any lawsuit.
  5. Owner will leave appliances and some furniture as a courtesy to the renter; renters will maintain and return above appliances and furniture in same conditions. If items are damaged renters
    will repair or replace items if needs be.
  6. This property is provided without pool fences and deck fences. Vacationers acknowledge that no fences were installed when they entered the premises of the property.

I UNDERSTAND THAT THIS WAIVER RELEASES THE ASSOCIATION FROM LIABILITY WEITHER
CAUSED BY NEGLIGENCE OR OTHERWISE AND INCLUDES ANY CLAIMS BASED ON NEGLIGENCE,
ACTION OR INACTION OF THE LANDLORD HEREBY KNOWINGLY AND VOLUNTARILY HOLDS
LANDLORD HARMLESS FROM SUCH CLAIMS.
